Bollywood superstar Shah Rukh Khan brought both star power and humour to Dubai as he unveiled Shahrukhz, a massive commercial tower named after him, only to discover that the entire project had already sold out for over 5,000 Indian crores.

At a grand Bollywood-themed launch event on December 9 at Expo City Dubai, attended by more than 6,500 people, Dubai-based Indian real estate billionaire Rizwan Sajan revealed that all units in the 55-storey tower on Sheikh Zayed Road were snapped up due to enormous demand for office space.

“Shahrukhz by Danube is sold out,” Sajan announced while presenting a miniature model of the tower, slated for completion in 2029. The building will feature a statue of Shah Rukh Khan at the entrance, capturing his iconic arms-outstretched pose.

SRK responded with his trademark wit, telling Sajan, “I’m sorry Rizwan bhai, I don’t understand the business of selling and buying… mujhe toh lag raha tha main yahan par aaonga launch karunga… aur phir main aapse ek-do office khareedunga. Mujhe bhi office nahi milega?”

Sajan replied, “Filhaal toh everything is sold out unless and until…” prompting the actor to laugh, “Yeh toh kamaal ho gaya hai.. apni hi building mein hum hi ko lene mein takleef ho rahi hai.”

Sajan also teased a second SRK-branded tower, declaring, “Picture abhi baaki hai mere dost.”

Danube plans to take the Shahrukhz concept global, with upcoming towers planned for New York, London, Delhi, and Mumbai.

The Shahrukhz by Danube commercial development spans 1 million sq ft of built-up area and includes 488 units, priced from AED 2 million each. The total project valuation stands at AED 2.1 billion, amounting to over ₹5,000 crore.

Danube confirmed the tower will offer 35 amenities, including a sky pool, dedicated helipad for air taxis, valet services, and premium executive lounges.

Located on Dubai’s iconic Sheikh Zayed Road, home to landmarks such as the Burj Khalifa, the tower will offer commercial spaces ranging from 460 sq ft to 11,000 sq ft.

The company is offering its signature 1% monthly payment plan and a 10-year Golden Visa for eligible investors. Buyers will pay a 20% down payment, followed by 1% monthly installments of the approximately ₹4 crore price for six years.

Reflecting on the project, Shah Rukh Khan said, “To see a project of this scale in Dubai carry my name is both an honour and a reminder of how generosity and vision can come together. Dubai has always embraced me with warmth. It’s a city built on courage, imagination and the belief that nothing is impossible.”

The event also saw SRK share the stage with choreographer Farah Khan, while Malaika Arora performed to his iconic Bollywood hits — adding even more sparkle to an already star-studded night.
